The shops along Bolsa Avenue trade from morning to late, and their concrete is the parking. A forecourt closed for a week costs every tenant in the row, so the bays are poured at night in halves.
A forecourt is a heavier slab than any at a house. Delivery trucks and the trash truck cross it every week, so it is poured 6 inches on 4 inches of compacted gravel with steel on a 12-inch grid, in panels saw-cut on a grid the stall lines follow, and the path of travel to the doors is reviewed for accessibility before the City signs it off. Half the bays are barricaded and broken out one evening and poured the next night while the other half stays open, and the halves swap after 7 days.
A street behind, the job is a 1960s tract lot whose drive, walk and patio were the builder's and are 60 years old together. That is a day job, a drive replaced 4 inches on compacted gravel with a 5 inch apron, a patio pitched off the slab the house sits on, a walk doweled to the City's panel at the parkway. The ground under both is the same silty plain and gets the same base, and the estimate for either is written at the property, the forecourt with the night work on its own line.

A Westminster patio is poured off the slab the house sits on, so it is jointed against the house and pitched away from it, 4 inches on compacted gravel with the joints cut every 10 feet the afternoon it goes in. A tract yard is short, so it runs the width of the house.
Stamped concrete in Westminster goes on the entry walk and the patio, where a tract house shows the street little else. We cast the pattern into a 4 inch slab with an integral color and seal it in 2 coats, and it needs none of the sand and weeding a paver walk does.

Midway City is the catch. It is a pocket of county land inside Westminster, off Bolsa Avenue near Beach Boulevard, with a Westminster postal address and no city of its own, so an address there is permitted by the County of Orange rather than the City, and we check the parcel before we file anything. The rest of the city incorporated in 1957 in the middle of its building boom, and the tracts either side of Westminster Boulevard and Bolsa Avenue were finished within about 15 years of it.
Little Saigon runs along Bolsa Avenue and gives Westminster more shop frontage than a city of its size would have, in strip centers built in the 1970s and 1980s with forecourts poured for the cars of that decade. The ground under all of it is the flat plain the Santa Ana River laid down, fine silt that carries a slab once compacted, and the fall on a lot is whatever the builder gave the drive, so a new slab is pitched by us to the gutter or a drain. The plain under Westminster is fine river silt that holds a slab well once it is compacted and settles where it is loose, and under a forecourt that has carried trucks for 40 years it is rutted where the old panels dropped. We dig out the loose material, plate-compact the subgrade, compact 4 inches of gravel over it, and run steel through the slab, on a 12-inch grid under a forecourt and 18 under a drive.
Half of them at a time, for about 8 days each. The first half is broken out one evening, poured the next night, and opens to cars after 7 days, then the second half follows the same way. The whole row is done in about 3 weeks and the stall lines are painted once the slab has its 28 days. A tract drive is 2 days on site, then 24 hours before you walk on it and 7 before you park.
